2. Replacement Cost Value (RCV): What It Actually Costs to Fix

An RCV policy pays the full cost to replace your damaged property with new materials at current prices — regardless of how old the damaged materials were. A 20-year-old roof gets replaced at the cost of a brand-new roof.

This is the policy type most Texas homeowners want. But RCV policies work in two stages:

  1. Initial payment (ACV amount): Your insurer first cuts you a check for the ACV amount — the depreciated value minus your deductible. This is meant to get work started.
